Montgomery Place Developer Granted Final Site Plan Approval for a New Retail Building

The Montgomery Planning Board unanimously granted final major site plan approval tonight to Atlantic Realty to construct a one-story retail building on Route 206 in Belle Mead.

Known as Building 4, it would be located within the existing Montgomery Place Shopping Center, home to Kasia Market, CVS, and other shops.

The Montgomery Place Shopping Center, sometimes referred to locally as Pike Run Plaza, in Belle Mead will be the location of the new multi-tenant building.

Building 4 was originally approved as a restaurant on the the township site plan from 2017. New application materials, including the architectural plans, now identify Building 4 as a retail building with potentially multiple tenants. The current application also proposes to reduce the footprint of Building 4 slightly from 7,200 square feet to 6,851 sf, which is roughly equivalent in size to about 1.5 basketball courts.

The applicant said at the planning board meeting that Building 4 will be set up as a multi-tenant building. There are no signed leases, so the applicant could not comment on who the tenants would be. It is a generic shell building that would be subdivided for multiple tenants.

Montgomery Place Shopping Center also has a Building 5 that was approved at an earlier date. It calls for a 3,150 sf building with a drive-thru and would be located between Building 4 and CVS. See graphic below.

The graphic above shows the location of Building 4, and a future Building 5. There are no immediate plans to begin construction on Building 5.

Planning Board president Dave Campeas said the application for Building 4 conforms with the overall plan for the Montgomery Place Shopping Center.

"The shopping center looks great so far," Campeas said.

Mayor Neena Singh, who also sits on the planning board, said. "I know you will go with what the market will bear regarding the tenants. Please keep in mind that we have a lot of young families and there are not enough spaces for people to gather. If there is any kind of indoor sports venue for familes around here, that would be much appreciated.

"In winter, it is really tough for families to find a place where the children can play. So that would be something the township committee would appreciate."

The following planning board members voted yes: Paul Blodgett, Dave Campeas, Sarah Roberts, Neena Singh, Patricia Taylor-Todd, Ibad Khan, Anthony Glockler, and Arun Mani. It is unknown when construction will begin on the new building.
