Developer: Phase 1 of Montgomery Promenade to be Fully Open by Autumn

Loop Roads to help alleviate traffic congestion must open first

Phase 1 of Montgomery Promenade is fully leased, and is expected to be fully open by autumn.


Construction on the massive mixed-use development, to be anchored by Whole Foods, started in January 2024 — about 15 years after planning for the project began, The Montgomery News (Feb 1, 2004).


The total project will include 34 single-family homes, restaurants, a daycare center, and public open space. Phase 1 includes restaurants, the Whole Foods, Ulta cosmetics, salons, medical offices, and the construction of two loop roads.


Montgomery Township officials are requiring that two loop roads, illustrated in red above, will be the first to open.


Jeff Garrison, principal with property developer Atlanta-based SJC Ventures, told NJ.com this week that businesses will begin to open this summer with all tenants expected to open by fall.


Whole Foods is expected to be the first tenant to open.

SJC Ventures, an Atlanta-based commercial development firm that specializes in mixed-use communities, had taken over the project from Madison Marquette, the national firm that constructed the Princeton MarketFair, a 242,000-square-foot mall on Route 1 in West Windsor.


Once complete, The Montgomery Promenade will be larger than MarketFair. It will also feature a palisades for walking and dedicated open green spaces. The project has been in the works for 15 to 20 years.

SJC Ventures owns four Montgomery Township liquor licenses:  Three Plenary Consumption Liquor Licenses to be used by restaurants and one distribution liquor license for a package goods store. ■
